Auditor Appraiser will perform audits on financial and property records to determine the value of secured and unsecured tax accounts. For tax purposes, appraise possessory interests annually. Independent judgement and initiative are required for all tasks performed in accordance with pertinent rules, regulations, statutes, ordinances, and standards.
Duties and Responsibilities
- Responsible for the auditing processes are conducted in accordance with pertinent rules, regulations, statutes, ordinances and standards.
- Assist in the development of audit strategies which may include but is not limited to: preliminary surveys; review scope of information, and review audit objectives with clients.
- Conduct the audit selection process with preliminary reviews of area where inequitable valuations are anticipated.
- Ensure audit program includes but is not limited to: entry of data information to computer system; effective outreach to owners; analytical analysis of data; conduct field inspections; review real estate, trusts and other legal property documents and records; maps; and preparation of materials and correspondence.
- Interpret state revenue and taxation laws related to appraisal audits.
- Perform field and desk audits of financial records analyzing accuracy and reliability of taxpayer information and reporting procedures.
- Prepare and provide timely and accurate audit reports.
- Respond to related audit inquiries.
- Provide technical expertise as needed.
- Participate in appeals process.
- Perform job related duties as required or assigned.

Minimum Qualifications
Bachelor’s Degree in Accounting, Finance, Economics, Business Administration, or related field, and two (2) years of work experience in an accounting or finance field. Also required is a Federal Emergency Management Agency (FEMA) training certificate.
Additional Requirements
The offer of this Bernalillo County position requires compliance with the following:
- Employee must successfully complete the post-offer employment medical examination and background investigation.
- Employee must comply with the safety guidelines of the County.
- Employee must have a valid New Mexico driver’s license by employment date and maintain a valid NM driver’s license while employed in this position.
- Employee must complete required FEMA training(s) as assigned to position.
Working Conditions
- Essential duties are performed both indoors and outdoors.
- Indoor duties are performed in a temperature-controlled environment. Worker is exposed to natural weather conditions while performing outdoor duties.
- Worker may be exposed to various dusts and mists while performing appraisal duties.
- Indoor duties are typically performed on an even and dry surface, which may be carpeted or tile with occasional use of stairs. Outdoor duties may be performed on even or uneven surfaces, which may be dry or wet. Outdoor duties may be performed on inclines or hills and on surfaces such as natural ground, concrete or asphalt.
- Most duties are performed alone. Worker may perform certain duties as a part of a select team of individuals. Work hazards, or potential work hazards, include frequent driving of vehicle, and occasional climbing and descending staircases, ladders, and fences. Wild and domestic animals may be a hazard.
Equipment, Tools and Materials
- Equipment typically used in the performance of office duties includes calculator, computer terminal and keyboard, typewriter, telephone, photocopy machine, telefax machine.
- Vehicle is used on a frequent basis in traveling from property to property.
- Equipment, tools or materials used at appraisal sites include various measuring devices, clipboard, writing instruments, blueprints, and architectural scales for sketching of property.
- Materials typically used in performance of office duties include various documents, writing utensils and an assortment of office supplies and equipment.
