As a Commercial Appraiser, you would be instrumental in the valuation of commercial real estate using standard appraisal and mass appraisal techniques in accordance with Florida Statutes and Department of Revenue guidelines.
ESSENTIAL JOB FUNCTIONS:
- Inspects, classifies, and appraises vacant and improved commercial, industrial, institutional, and multifamily properties.
- Qualifies sales and correctly applies the Florida Department of Revenue Real Property Transfer Qualification Codes.
- Verifies sales with parties to sale and/or knowledgeable third parties.
- Uses online sales tools such as MLS, CoStar, SunBiz and other similar data resources.
- Documents and reconciles property sales data for model calibration and ratio study purposes.
- Performs market studies including collection of comparable sales data, income and expense data, and market derived capitalization rates, and studies market trends to make supportable valuation change recommendations to Commercial Manager.
- Creates, manages, and assists in the maintenance and updating of Income Models and property records in the CAMA (computer assisted mass appraisal) system.
- Discusses assessments with property owners/representatives and makes value recommendations to Commercial Manager.
- Prepares for and presents evidence and testimony at Value Adjustment Board hearings and legal proceedings.
- Attends continuing education classes in accordance with Florida Statute for Certified General Appraisers or as required by other designations.
- Prepares and presents valuation estimates for meetings with Department of Revenue staff during in-depth audits.

QUALIFICATIONS:
- Bachelor’s Degree or State Certified General Appraiser. A comparable amount of experience in commercial real estate assessment with a Property Appraiser’s office may be substituted for the minimum qualifications.
- A minimum of three (3) years of experience in the appraisal/assessment industry as a commercial appraiser.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Thorough knowledge and understanding of Appraisal Theory and Techniques pertinent to commercial real estate
- Knowledge of building design, construction and materials and Marshall & Swift Valuation Service
- Proficient computer knowledge in Excel and Microsoft Word, with emphasis on Assessment Software (G.I.S a plus)
- Knowledge or ability to understand Florida Statutes and regulations pertinent to Ad Valorem assessment
- Ability to read and interpret maps, leases, income & expense statements, and other legal instruments
- Ability to work independently, prioritize work, and use good judgment. Ability to work within time constraints
- Ability to communicate effectively and courteously with the public and co-professionals
LICENSE/CERTIFICATION:
- Possession of a valid Florida Driver’s License
- State Certified General Appraiser - preferred
- CFE and/or IAAO designation
